Payments
How do I pay my rent?
Rent is paid through our online tenant portal. We accept ACH payments, debit/credit cards, and money orders paid through the tenant portal.
When is rent due?
Rent is due on the 1st of each month. You can find your grace period in your lease agreement.
Can I set up auto-pay for rent?
Yes, we encourage tenants to set up automatic payments through the tenant portal.
What happens if I miss a rent payment?
At the end of your grace period, a late fee is applied. On the 6th, a 14-day notice is issued. If unpaid by the 21st, eviction may be filed.
Maintenance Requests
How do I submit a maintenance request?
All non-emergency maintenance requests must be submitted through the tenant portal.
What qualifies as a maintenance emergency issue?
The following require immediate attention:
- No heat (in winter)
- No running water
- Electrical hazards
- Gas leaks
- Active water leaks/flooding

Can I fix minor maintenance issues myself?
Yes! Check our Troubleshooting Guide for simple fixes like:
- Resetting a tripped breaker
- Replacing air filters
- Unclogging drains
Move-Out Process
How do I give my move-out notice?
You must submit a written 60-day notice through the tenant portal.
Will I get my security deposit back?
Deposits are refunded within 21 days after move-out. Deductions are made for damage, cleaning, missing keys, or unpaid rent.
What is required for a full security deposit refund?
Follow our Move-Out Checklist, including:
- Deep cleaning the unit
- Replacing smoke detector batteries
- Professional carpet cleaning (receipt required)
- Returning all keys, garage openers, and fobs

Renewals
How do I renew my lease?
Lease renewals are sent out 75 days before lease expiration. You will have until the last Monday of the month to sign.
Can I go month-to-month after my lease ends?
Yes, for an additional $XX/month.
Application Process
How do I apply for a rental?
What are the application requirements?
We screen based on credit (minimum score 600), income (must be 2.5x rent), rental history, and criminal background. You must provide a valid photo ID and proof of income.
How much is the application fee?
The application fee is $XX per adult and is non-refundable.
How long does the approval process take?
Typically, 2-3 business days once all required documents are submitted.
Can I apply with a co-signer?
Yes, if your credit score is below 600 or you don’t meet income requirements, a co-signer may be required.
Leasing & Moving In
What deposits and fees are required before move-in?
Security deposit (equal to 1-2 months' rent), first month's rent, and any applicable pet fees.
Do you accept pets?
Yes, with a non-refundable pet fee of $250 per pet and $25/month pet rent per pet. Breed restrictions apply.
What utilities am I responsible for?
Tenants are responsible for electricity, gas, water, trash, and internet, unless stated otherwise in the lease.
Do you require renter’s insurance?
Yes, tenants must have $100,000 liability coverage. If not provided, you will be enrolled in our liability insurance program at $9.50/month.
