What services do you offer for property owners?
We provide truly end-to-end property management, handling every aspect of day-to-day operations so you can enjoy the benefits of ownership without the stress. In fact, it may be easier to share what you’ll still need to do:

Everything else, from marketing and tenant screening to rent collection, maintenance coordination, inspections, compliance, and reporting, is handled by our team. If you choose, you can be completely hands-off and trust that your investment is in expert hands.
What’s included in your management fee?
Absolutely everything. When reviewing market rates and competitors, we chose an upfront, all-inclusive approach, no hidden fees, no surprise charges. All management services we provide are covered in your monthly management fee, so you know exactly what to expect and can focus on your investment, not your invoices.
How are utilities handled?
During onboarding, we’ll review how utilities are metered at your property and identify the providers for each service. Once we have all the necessary information, our team will manage utility payments and related requirements on your behalf, ensuring everything stays current and compliant without you having to lift a finger.
How are maintenance issues handled?
We promptly address all maintenance requests through our portfolio of trusted, insured, and pre-vetted vendors. This ensures repairs are completed efficiently, professionally, and to high-quality standards while protecting your property. For urgent issues, we offer 24/7 emergency response to minimize damage and restore functionality as quickly as possible. We coordinate scheduling, oversee work completion, and keep you informed every step of the way.
Can I approve repairs before they are completed?
Yes! During onboarding, we’ll work with you to set a preset maintenance approval limit. Any repair estimates over that threshold will be sent to you for review and approval before work begins, ensuring you stay in control of your property’s expenses.
How do I receive rental income?
Each month, you’ll receive an owner statement detailing all income and expenses for your property. After expenses are reconciled, we’ll disburse your net proceeds directly to you via ACH deposit or mailed check, whichever you prefer. This process ensures you have clear records and timely access to your rental income every month.
How are tenants screened?
We use a rigorous, multi-layered screening process designed to protect your property and ensure only qualified, responsible tenants are approved. Every applicant must pass all of the following:
- Comprehensive Background Reports – Full credit report with score, tradeline history, and debt-to-income review, plus landlord-tenant court records and criminal background checks at the local, state, and federal levels.
- Rental History Verification – Direct contact with past landlords to confirm payment history, lease compliance, and overall tenancy behavior. We verify details such as on-time rent payments, property care, and lease term completion.
- Employment & Income Verification – Confirmation of current employment and income through employer contact, recent pay stubs, and tax documents. For additional security, we can verify income via The Work Number® database.
- Pet & Animal Screening – All applicants complete a formal pet screening profile through our partner platform. This includes a signed affidavit declaring no pets, providing full records for existing pets, or certifying assistance animals. Vaccination records, breed information, and behavior history are documented when applicable.
- Identity Verification – Applicants must provide a government-issued photo ID, which is cross-referenced to prevent fraud or identity misuse.
- Fraud Prevention – We monitor for inconsistencies between application details and third-party data sources to identify and prevent fraudulent applications.

How do I access my financial statements?
As part of onboarding, we’ll set you up with your secure Owner Portal. From there, you can log in anytime, anywhere to:
- View monthly and year-to-date financial statements
- Access property inspection reports and important documents
- Download tax forms such as 1099s
- Make secure contributions to your property via credit/debit card or eCheck (ACH)
- Your Owner Portal is available 24/7, so you always have real-time access to your property’s performance and records.

How will my property be marketed?
We take a strategic, data-driven approach to marketing your property to ensure it’s positioned competitively and reaches the widest audience possible. This includes:
- Market Analysis - We research current rental trends and conduct a deep dive into your property’s value to recommend optimal market-rate rent.
- Early Marketing Start - We begin marketing your property 60–90 days before the anticipated
- Professional Listing Creation - Compelling descriptions, high-quality photos, and key features are highlighted to attract the right tenants.
- Maximum Exposure - Your listing is published to 100+ rental platforms, including Zillow, Apartments.com, Rent.com, and more.
- Dedicated Leasing Agent - Your property is assigned a personal leasing agent to coordinate all inquiries, schedule and conduct showings, and provide consistent follow-up with prospective tenants.

Do you handle HOA or city rental licensing requirements?
Yes. As part of our end-to-end management service, we take care of all HOA and city rental licensing requirements for you. This includes:
- Tracking and managing all renewal dates so nothing is ever missed
- Ensuring all fees and payments are made directly and on time
- Coordinating and addressing any HOA or city compliance complaints
- Scheduling and overseeing any required maintenance or inspections
- Keeping your property fully compliant with all governing regulations

What happens if a tenant doesn't pay rent?
We have a fully built-out, robust system to address non-payment quickly and in full compliance with the law.
- Rent Due Date & Grace Period - Rent is due on the 1st of each month, with a grace period outlined in the lease agreement.
- Late Fee Enforcement - If rent is not received by the end of the grace period, a late fee is automatically applied.
- Immediate Follow-Up - Our team promptly reaches out to the tenant to assess the situation, confirm payment arrangements, or address any disputes.
- Legal Notice Delivery - We issue a formal notice prepared and regularly reviewed by our legal team to ensure it meets all current local and state requirements.
- Next Steps if Unresolved - If payment is still not received, we follow the legal process for enforcement or eviction as necessary, keeping you informed every step of the way.
